How Do I Maintain a Garage Floor Coating?

Denver CO

Maintaining a professional garage floor coating is simple, but a consistent routine dramatically increases the lifespan and appearance of the floor. Even though our polyaspartic systems are engineered for durability, the way you care for your floor plays a major role in how it performs over the years.

Why Maintenance Matters More Than Most Homeowners Realize

Your floor is extremely durable, but like any surface, it can experience wear patterns over time. The biggest cause isn’t chemicals or UV exposure—it’s abrasion from dirt, rocks, sand, and debris. Every time you pull your vehicle in and out, these particles act like tiny pieces of sandpaper under your tires.

When debris is left on the floor for long periods, it slows the floor’s natural shine and can create micro-abrasions in high-traffic areas. Regular cleaning prevents this and ensures the coating wears evenly across its entire surface.

Recommended Monthly Cleaning Routine

For most Colorado homeowners, we recommend cleaning once per month. If you deal with heavy snow melt, road salts, gravel, or off-road conditions, do a quick clean every 2–3 weeks during winter.

Here’s the ideal process:

1. Remove Loose Debris

Use a broom, shop vacuum, blower, or floor duster to remove dirt and rocks—this step prevents scratching.

2. Rinse When Needed

Rinse with a hose, scrub with a brush if needed and use a foam squeegee (not rubber) to remove water. Foam contours to the texture better and prevents streaking.

3. Use Neutral Cleaners

For deeper cleaning, use mild, pH-neutral solutions such as:

  • Simple Green
  • Dawn dish soap
  • Resin-safe neutral cleaners

Avoid harsh chemicals, degreasers, citrus-based cleaners, or anything abrasive.

Tools to Use (and Avoid)

Best tools:

  • Foam squeegee
  • Soft-bristle push broom
  • Leaf Blower
  • Microfiber mop
  • pH-neutral cleaners

Avoid:

  • Steel wool
  • Abrasive pads
  • High-pressure pressure washers close to the surface
  • Acidic or citrus cleaners
  • Wire brushes

Seasonal Colorado Considerations

Colorado winters introduce unique challenges:

  • Magnesium chloride
  • Magnesium/calcium ice melt
  • Sand from road treatment
  • Heavy snowmelt

Our coatings are resistant to all of these chemicals, but they can all leave residue, so rinse more often in winter.

Long-Term Maintenance

If the floor gets scratched, deeply stained, or develops wear in specific spots over time, we can spot-repair, or re-topcoat to refresh the appearance. With proper care, full resurfacing isn’t necessary for 15–25+ years.
